The paper analyzes the impact of the membership of the Republic of Croatia in the European Union on the development of the real estate market and the process of economic adjustment, the focus of the paper is the digitalization of land registry and cadastral systems. The digital transformation of the public administration segment in question has proven to be key to increasing the efficiency, transparency and security of real estate market operations. The projects of the Joint Information System of Land Registry and Cadastre (JIS) and the Geoportal of the State Geodetic Administration, which are harmonized with the INSPIRE Directive of the European Union, have enabled better availability of spatial data andintegration with European standards, are analyzed. Analysis of data from the State Geodetic Administration, the Ministry of Justice, Eurostat and market reports has determined how digitalization has contributed to the acceleration of real estate transactions, the reduction of administrative barriers and the growth of foreign investments. At the same time, the House Price Index (HPI) has recorded continuous growth, which indicates a strengthening of investment activity. The digital tool Geoportal contributed to greater transparency of ownership rights, market predictability and investor confidence. The paper provides an overview of key reform processes, identifies challenges in further modernization and emphasizes the importance of digital infrastructure as the foundation of a competitive, sustainable and integrated real estate market within the European Economic Area.
